What it is

Ground-up new builds, single dwellings, plot infills, replacement dwellings and small self-build schemes. Groundworks, drainage, foundations, structure, roof, envelope, M&E, internal trades and external works delivered by one main contractor.

Who it's for

Plot owners with planning permission ready to build, self-builders who don't want to manage 25 trades themselves, and small developers building one to four homes.

When you need it

Planning consent granted; structural engineer's calcs produced; warranty provider selected; and you need a fixed price before drawing down development finance.

Why it matters

Self-managing a new build is a full-time job. A single main contractor on a fixed-price contract transfers the programme and budget risk off your desk and onto ours.

The cost of doing nothing

What goes wrong when this is ignored.

New builds are won and lost at the contract stage, vague specs and unrealistic programmes are the two biggest reasons self-builds overrun by 30–50%.

Risks of waiting

  • Foundations under-engineered for the ground conditions cause settlement that voids the structural warranty.
  • Poor airtightness and insulation detailing fails the SAP/Part L calculation and stops Building Control sign-off.
  • Drainage and service runs not co-ordinated cause expensive re-digs once landscaping is finished.
  • No warranty provider engaged early means the bank withholds the final drawdown.

Common mistakes

  • Picking the cheapest quote without comparing what each contractor has actually allowed for in the specification.
  • Specifying kitchen, bathrooms and finishes mid-build, lead times push the handover by months.
  • Skipping a contingency line in the budget, every new build finds at least one surprise in the ground.
  • Trying to project-manage 25 trades and a full-time job simultaneously.

    Building Control filed, structural warranty registered, services applications submitted and start date confirmed.

    Build phase

    Site supervisor on the ground, weekly progress reports, fortnightly cost reports and stage payments tied to milestones.

  5. 05

    Sign-off & handover

    Building Control completion certificate, structural warranty, SAP/EPC, EICR, and Spectrum 1-year workmanship guarantee. Gas Safe certification provided via our registered partner where required.

Single dwellings and replacement homes

Most of our new-build work is single dwellings, either a one-off plot or a replacement dwelling where an existing house is being demolished. We handle demolition, groundworks, foundations sized to the ground report, traditional masonry or timber-frame structure, full envelope, M&E, internal trades, external works and landscaping.

Self-build management

Self-builders who want a single point of contact without the burden of running the programme themselves. We take the architect's pack, price it, build it and hand it over to warranty standard, you choose the finishes and the spec, we deliver the programme.

Small developer schemes

Two to four-unit developments for local developers, built to NHBC or Premier Guarantee standards on a fixed-price contract with stage payments tied to lender drawdowns.
