Service overview

What's involved in general building & conversions.

Plain-English breakdown, so you know exactly what you're paying for and why it matters before we set foot on site.

What it is

Domestic construction managed start to finish, single and double-storey extensions, loft conversions, garage conversions, structural alterations, full house renovations and new-build projects across Tunbridge Wells, Tonbridge, Sevenoaks and the surrounding Kent villages. Every job runs to a written specification, agreed drawings and a fixed-price contract.

Who it's for

Homeowners adding space rather than moving, families opening up tired layouts for kitchen-diners, landlords bringing tired stock up to a lettable standard, and buyers tackling full renovations on period properties.

When you need it

Planning permission granted and you need a team to price the works; a structural survey has flagged movement, lintels or roof issues; you've outgrown the house but love the postcode; or a previous contractor has walked off the job and you need someone to take it over cleanly.

Why it matters

A proper building team is the difference between a co-ordinated project and nine sub-contractors blaming each other. We hold the programme, sequence the trades, protect the budget against scope creep and give you one phone number for everything from foundations to snagging.

The cost of doing nothing

What goes wrong when this is ignored.

Most building jobs that go wrong don't fail on day one, they unravel quietly across weeks until the bill is double, the timeline has tripled, and nobody is in charge.

Risks of waiting

  • Cutting corners on foundations or steels causes movement and cracking that costs 5–10× more to remediate later than to do correctly first time.
  • Uninsured trades on your site means any injury, neighbour damage or building defect lands on your household insurance, often invalidating cover.
  • No written programme means trades clash, materials sit in the rain, and labour invoices stack up while no progress is made.
  • Building Control sign-off refused at completion can stop a property sale and force expensive rework on hidden elements like cavity trays or fire-stopping.

Common mistakes

  • Accepting a cheap verbal quote without a written specification, an apparent saving turns into a long variation list once works begin.
  • Choosing a contractor who can't show recent finished work locally, or who won't introduce you to recent clients.
  • Letting design and structural drawings be 'figured out on site', every guess on the trowel costs money at handover.
  • Skipping a Party Wall agreement when you share a boundary, neighbours can legally halt works mid-build.

Our process

How the job actually runs.

Same system every time. No improvising on your floor.

  1. 01

    Free on-site survey

We walk the site with you, take measurements, review your drawings and listen to how you want to use the finished space.

  2. 02

    Fixed written quote

Itemised quote within 48 hours covering structure, trades, materials, programme, exclusions and stage payments, no vague 'PC sums' hiding the real number.

We file Building Control, co-ordinate Party Wall notices if needed, schedule trades and confirm your start date in writing.

  4. 04

    Build phase

One site supervisor on the ground, weekly progress reports, agreed clean-down at the end of every day and a single WhatsApp thread for any decisions.

  5. 05

    Sign-off & guarantee

Building Control completion certificate, full snagging walk, all warranties and a 1-year Spectrum workmanship guarantee handed over in writing.

What you get

The outcomes that matter.

One team, one invoice

No chasing nine trades for VAT receipts or arguing about whose mistake the bathroom leak was.

Fixed price, not 'estimate'

Your contract price is what you pay. Variations are quoted and signed before any extra work begins.

Realistic programme

We tell you the truth on timelines, including weather, delivery windows and trade availability, no fictional Friday handover dates.

Quality controlled in-house

Spectrum trades do the bulk of the work; specialist sub-contractors are vetted, insured and managed by us, not by you.

Tidy, respectful site

Dust sheets, daily clean-down, protected floors and neighbours kept in the loop. Your home stays liveable.

Backed by guarantees

Building Control sign-off, manufacturer warranties on every product, and a 1-year workmanship guarantee on every joint, junction and finish.

In depth

Everything worth knowing before you book.

The details a salesperson skips. Skim it, or read every word, both are useful.

Single & double-storey extensions across Tunbridge Wells

Most Tunbridge Wells extensions are rear or side returns adding a kitchen-diner, a utility, or a master bedroom and en-suite above. Our team handles the full sequence: groundworks and underpinning where needed, steel beams sized by a structural engineer, blockwork to match existing courses, roof tying-in to keep the elevation reading cleanly, render or brick to match, plus all internal plastering, second-fix joinery and decoration. Local soils across Kent vary from sandy ground to heavy clay, so we trial-pit every site before quoting foundations, no guesswork, no nasty variations once the digger arrives.

Full renovations of period properties

Tunbridge Wells has a high proportion of Victorian, Edwardian and 1930s stock, beautiful houses with quirks. We re-plan tight kitchens, knock through into hallways with the right steels and pad stones, dry out damp solid walls properly, upgrade lath-and-plaster ceilings, install acoustic insulation between floors and bring electrics and plumbing up to current regs. Period detail (cornicing, picture rails, original tiles) is protected, restored and reinstated rather than ripped out.

Loft and garage conversions

Loft conversions add a bedroom, en-suite or home office without losing garden. We handle dormer and hip-to-gable conversions, fire-rated escape routes, Velux installations, structural ridge beams and full Building Control sign-off. Garage conversions are quicker and cheaper per square metre, usually 4–6 weeks for a habitable room, including insulating cavity walls, raising the slab, fitting a new external door or window opening and tying heating and electrics into the existing house.

Project management and trade co-ordination

On larger builds our team runs the full programme so you don't have to. That means weekly trade scheduling, materials ordered in line with the programme, a single decision log so every choice (tiles, taps, paint colours) is captured and dated, and one site supervisor accountable for quality. You get a fortnightly cost report so there are no end-of-month invoice shocks.

Residential vs small-commercial work

We mostly work residential, but we also handle small-commercial fit-outs and refurbs across Kent, retail units, offices and HMOs. Commercial work runs on the same fixed-price contract model, with attention to fire compartmentation, accessibility (Part M), and out-of-hours working where needed to keep your trading days unaffected.
