Single & double-storey extensions across Tunbridge Wells
Most Tunbridge Wells extensions are rear or side returns adding a kitchen-diner, a utility, or a master bedroom and en-suite above. Our team handles the full sequence: groundworks and underpinning where needed, steel beams sized by a structural engineer, blockwork to match existing courses, roof tying-in to keep the elevation reading cleanly, render or brick to match, plus all internal plastering, second-fix joinery and decoration. Local soils across Kent vary from sandy ground to heavy clay, so we trial-pit every site before quoting foundations, no guesswork, no nasty variations once the digger arrives.
Full renovations of period properties
Tunbridge Wells has a high proportion of Victorian, Edwardian and 1930s stock, beautiful houses with quirks. We re-plan tight kitchens, knock through into hallways with the right steels and pad stones, dry out damp solid walls properly, upgrade lath-and-plaster ceilings, install acoustic insulation between floors and bring electrics and plumbing up to current regs. Period detail (cornicing, picture rails, original tiles) is protected, restored and reinstated rather than ripped out.
Loft and garage conversions
Loft conversions add a bedroom, en-suite or home office without losing garden. We handle dormer and hip-to-gable conversions, fire-rated escape routes, Velux installations, structural ridge beams and full Building Control sign-off. Garage conversions are quicker and cheaper per square metre, usually 4–6 weeks for a habitable room, including insulating cavity walls, raising the slab, fitting a new external door or window opening and tying heating and electrics into the existing house.
Project management and trade co-ordination
On larger builds our team runs the full programme so you don't have to. That means weekly trade scheduling, materials ordered in line with the programme, a single decision log so every choice (tiles, taps, paint colours) is captured and dated, and one site supervisor accountable for quality. You get a fortnightly cost report so there are no end-of-month invoice shocks.
Residential vs small-commercial work
We mostly work residential, but we also handle small-commercial fit-outs and refurbs across Kent, retail units, offices and HMOs. Commercial work runs on the same fixed-price contract model, with attention to fire compartmentation, accessibility (Part M), and out-of-hours working where needed to keep your trading days unaffected.
